BUYING AN APARTMENT IN A BUILDING UNDER CONSTRUCTION
1. 1. SIGN THE PRELIMINARY CONTRACT OF PURCHASE AND SALE BETWEEN THE SELLER – COMPANY-BUILDER AND THE BUYER.
2. 2. MAKE THE PAYMENT ON THE ACCOUNT OF THE SELLER, PURSUANT TO THE AGREEMENT OF PURCHASE AND SALE.
3. REGISTER THE PROPERTY IN A PUBLIC REGISTER. WHEN BUYING AN APARTMENT IN A BUILDING UNDER CONSTRUCTION, TWO AGREEMENTS ARE SIGNED _ PRELIMINARY AND PRIMARY. PRELIMINARY AGREEMENT INCLUDES:
-THE COMPANY’S COMMITMENT IS TO HAND OVER A HOUSE IN A CERTAIN TIME AND IN A CONDITION THAT IS DESCRIBED IN THE SAME AGREEMENT (REPAIR STATUS, THE WALLS, FLOOR, WINDOWS, DOORS, COMMUNICATIONS, ETC)
- OBLIGATIONS OF THE PARTIES TO SIGN A MAJOR CONTRACT IN THE FUTURE.
SINCE SIGNING THE PRELIMINARY CONTRACT AND BEFORE SIGNING THE MAIN CONTRACT _ THE BUYER SHALL REGISTER IN THE REGISTER AS THE FUTURE OWNER OF THE APARTMENTS UNDER CONSTRUCTION. AT THE TIME OF SIGNING THE MAIN CONTRACT, BOTH PARTIES SHALL PERFORM THEIR OBLIGATIONS UNDER THE PRELIMINARY CONTRACT. THE COMPANY _ TO BUILD AND HAND OVER AN APARTMENT AT THE TIME AND IN THE CONDITION, UNDER CONTRACT, THE BUYER _ TO PAY THE FULL PRICE OF THE APARTMENT. WHEN SIGNING THE MAIN CONTRACT, APARTMENT SHALL BE AGAIN REGISTERED IN THE REGISTER, TO THE BUYER AS TO THE OWNER.

REQUIRED DOCUMENTS FOR REGISTRATION IN THE REGISTRY::
1. APPLICATION (ONLINE APPLICATION IS FILLED BY THE RECEIVING OPERATOR).
2. COPY OF IDENTITY CARD.
3. THE AGREEMENT.
4. A COPY OF THE BUILDING PERMIT.
5. CERTIFIED LAYOUT OF INDIVIDUAL ROOMS AND COMMON PROPERTY OF THE FLOORS.
6. TECHNICAL PLAN OF THE APARTMENT.
7. DOCUMENT CONFIRMING PAYMENT OF THE COST OF THE REGISTRATION SERVICE (PAYMENT SERVICES AVAILABLE ON-SITE). IF YOU ARE A TRUSTEE OF THE PERSON CONCERNED, WE MUST ADDITIONALLY SUBMIT A POWER OF ATTORNEY CERTIFIED BY THE PROPER ORDER AND A COPY OF YOUR IDENTITY CARD.

How much does the registration in a public register cost?
COST OF SERVICES AND TERMS OF REGISTRATION IN A PUBLIC REGISTRY: 4 BUSINESS DAYS (INCLUDING THE DAY OF APPLICATION) - 50 GEL, 1 BUSINESS DAY (EXCLUDING THE DAY OF APPLICATION) - 150 GEL. REGISTRATION AT THE DAY OF APPLICATION - 200 GEL.
Can a citizen of the other country buy an apartment in Georgia?
TO BUY A PROPERTY IN GEORGIA, CITIZENSHIP DOES NOT MATTER. FOREIGN CITIZENS MAY ACQUIRE OWNERSHIP OF PROPERTY, REGARDLESS OF WHICH COUNTRY CITIZENS THEY ARE.
What documents are required for a foreigner to buy a property?

In which language is the deal issued?

What documents are required to purchase through an attorney?
TO BUY A PROPERTY THROUGH AN ATTORNEY, A NOTARIZED POWER OF ATTORNEY IS NEEDED, AS WELL AS THE COPY OF THE PASSPORT OF THE PRINCIPAL AND CONTRACT INFORMATION OF THE NOTARY, WHO CERTIFIED THE POWER OF ATTORNEY (PHONE, E-MAIL). AT REGISTRATION PUBLIC REGISTER EMPLOYEES SHALL BE ABLE TO CONTACT THE NOTARY FOR ADDITIONAL AUTHENTICITY OF THE DOCUMENT.
What are the conditions of buying an apartment in your company?
PAYMENT OPTIONS:
1. 100% PAYMENT – THE FULL AMOUNT OF THE PURCHASE PRICE IS PAID WITHIN 10 DAYS FROM SIGNING THE CONTRACT.
2. WHEN YOU PAY FOR AN APARTMENT INSTALLMENT: AN INITIAL PAYMENT IS 30% OF THE PURCHASE PRICE, THE REMAINING AMOUNT IS PAID MONTHLY OR QUARTERLY DURING THE CONSTRUCTION PERIOD.

“WHITE FRAME” MEANS THE SPACE WITH FINISHED INTERIOR DECORATION ( SCREED, PLASTER), PLASTIC WINDOWS, METAL ENTRANCE DOORS, INTERNAL PARTITIONS ON YOUR PROJECT. MANY CONSTRUCTION COMPANIES IN THE “ WHITE FRAME” ALSO INCLUDE CENTRAL HEATING PIPES, TELEPHONE LINES, CABLE TV AND INTERNET. ADVANTAGES: PURCHASING A “WHITE FRAME” YOU SAVE TIME AND EFFORT, THAT GOES INTO THE BLACK WORK.

“BLACK FRAME” ASSUMES THE ABSENCE OF INTERNAL PARTITIONS. PLASTIC WINDOWS, ENTRANCE DOORS, COMMUNICATION FACILITIES PENCILED TO THE FRONT DOOR ARE INCLUDED. ADVANTAGES: LOWER PRICE, LAYOUT AND DECORATION SHALL BE DONE TO YOUR TASTE.

Trip conditions

  1. Meeting you at the Batumi airport (free).
  2. Accommodation in a studio apartment or in a hotel room for 3 days and 2 nights (free).
  3. Viewing and choosing an apartment.
  4. Official registration of the selected apartment.
  5. A return transfer to the airport (free).

Additional

  1. When you arrive, you will be met at the airport by our  agent. He will hold a tablet in his hand with the logo of our company and also your surname written on it.
  2. The next 2 days you accompanied by our agent will acquaint with our complex, learn different layouts of apartments, look through documentation, and observe the progress of construction. Our agent will help you to choose the most suitable apartment!
  3. On the last day after you sign the preliminary contract of purchase, we will drive you to the airport before your return flight.
  4. Under the terms of our property viewing trip we guarantee the free accommodation in a studio apartment or in a hotel room, which located in the center of the city, for 1 or 2 persons during 3 days. If you buy a property in our building, we will refund the ticket price.

Note

Recording on a tour of the property must be made at least 7 days before the expected date of arrival.

Terms of refund tickets price would be valid only if you bought a property according to the price list. In case you receive a discount or other bonuses the tickets price will not be paid.

Note that staff of our company works in days off. That’s way you can visit us also in non-working days!
